Crown Asia unveils new residential properties in 3 different
locations
(Manila, Philippines) November 29, 2014 – Crown Asia strengthens its positions in the Philippines’
residential property market with new projects and expansions within the Metro
and Mega Manila.
The company prides itself in providing
secure, efficient, and affordable residential properties within the heart of
the city. Catering mainly to upper middle-income families, Crown Asia bears a
stronghold in some of the most affluent areas in the country. This year, the
company opens up three more places to add to their portfolio: Ponticelli
Gardens, Valenza, and Aventine.
New Options for Families
Catering to more affluent families
seeking peace, quiet, comfort, and easy transport options, Crown Asia makes
each of their project unique for prospective home owners. Themes are set for
each community, providing families with the option to choose the kind of
setting they want to live in.
Swiss-style homes, Italian villas, and
American architecture are just some of the themes followed by builders. High
standards of workmanship remain a priority even as architects design
well-crafted homes, staying true to the theme set by Crown Asia’s top people.
Families are given the choice between different masterpieces with the assurance
of meeting high quality and safety standards set by the Philippine industry.
Existing Properties Remain Affluent
Even as Crown Asia expands on different
geographical locations, existing properties remain well-cared for and owned by
thriving families. Today, the property building company has residential
developments specifically in: Marina Heights in Muntinlupa, Ponticelli and
Amici in DaangHari, Alabang; Valenza in Sta. Rosa, Laguna; Fortezza in Cabuyao,
Laguna; and Amalfi and Citta Italia in Cavite.
Mid-rise buildings are also part and
parcel of the company’s projects. Today, you’ll find testaments to their
commitment in Pine Crest, New Manila; Brescia Residences, Fairview; Presidio at
Lakefront in Sucat; Pine Suites in Tagaytay; and Pacific Residences in Taguig.
Each one of properties well-maintained and built to follow strict codes, the
new housing options located at Ponticelli Gardens, Valenza, and Aventine
promise to be the same.
New Housing Choices in Different 3 Locations
Staying true to the company’s
preference for themes in every new development, Crown Asia uses their vast
resources combined with strategic locations to open up the Valenza, Aventine,
and Ponticelli communities.
Aventine – covering just two
hectares of land area, Aventine offers roughly 129 residential units found at
Pedro Cayetano Boulevard. This upscale living quarters offers families two
options: townhouses or detached homes. The location is strategically connected
to major transportation options including C5 and C6. And, based from local
government plans, nearby would be the next Commercial Business District,
allowing families close access to life’s essentials. The easy access to
important parts of Metro Manila makes this a good choice for business-minded
homeowners.
Valenza – located in Sta. Rosa,
Laguna, Valenza covers 25 hectares of land specially designed to follow the
architectural spirit of Old Europe. Aside from the Italian-inspired homes, the
feel of Old Europe echoes with the cobblestone pathways and cupolas. The homes
are reminiscent of the romantic period in Europe and perfectly functions as a
family home close to friends and relatives. The gated community encourages days
spent outside in energetic activity or quiet days spent in tranquil surroundings
away from the heat, noise, and pollution of the city while still being close to
important business districts.
Ponticelli Gardens – located at Vista
City, Ponticelli Gardens is one of the three communities by Crown Asia within
the said area. It covers 30 hectares of land with “Ponticelli” bearing a
promising translation of “Bridge to the Sky.” The community is located near
DaangHari Road which leads to Cavite, Las Piñas, and Alabang. The architecture
bears a strong resemblance to Italian designs combined with extensive space and
amenities meant for whole families to enjoy. Its exclusive feel combined with
proximity to business districts allow for a “countryside” atmosphere without
foregoing all the luxuries offered by the urban community.
Setting High Self-Standards – Crown Asia
A nationwide real estate developer,
Crown Asia adheres closely to industry standards set by the Philippine
government as well as the local government where projects are currently being
developed. This earned them a reputation in providing excellent housing options
for the Filipino people.
As well as external, internal control
is diligently practiced within Crown Asia operations to maintain quality
standards. Their “Pillars of Excellence” echoes in every project as the property
developer strives to ensure that the company’s essence is never lost.
Accordingly, these pillars are:
·
Safety and Security – building a community that keeps
homeowners safe and secure.
·
Affordable Luxury – high-quality design and durable
workmanship that’s both affordable and comfortable
·
Exclusivity – an otherworld community distinctly
separated from the city’s influences
·
Accessibility – offers easy access to business
districts, schools, malls, airport, and more.
·
Prime Investment – ownership of homes that last and
continues to appreciate in value over time
·
Country Club Amenities – access to
amenities exclusive to homeowners including ample space, pools, sports areas,
etc.
Filipino Homeowner – An Investment
Homes have long been considered an
“investment” within the Filipino community – a testament to comfort well-earned
after a hectic workweek at the capital’s business district. Crown Asia
reaffirms that belief by providing lasting homes in locations that appreciate
in value over time.
When asked, many Filipinos confess to
the fact that having their own home – paid for lock, stock, and barrel – is one
of their life goals and considered to be a heavy achievement. In a capital that
boasts of massive population and very little space to build, having your own
home not only speaks of success but also of comfort, security, and being able
to provide for your family.
Crown Asia paves the way in making this
Filipino dream a reality through several housing options and price ranges.
Flexible payment options make the Crown Asia residential ownership more viable
for Filipinos looking forward to their own home. A recent study reveals that
roughly 41% of Filipino families live in rented homes rather than ones they
actually own. In comparison, the Chinese community has around 81% of its
population as homeowners.
Still, the desire to have their own
homes is strong in the Filipino culture. What mostly stops Pinoys from building
is the lack of sufficient funds coupled with the shrinking number of available
lands to build on. Although land in provinces is extensive, proximity to
business districts – and therefore the availability of jobs – is still a factor
heavily considered by Filipino homeowners.
The Philippine government strives to
answer this problem by providing several housing loan opportunities – the most
notable of which is PAG-IBIG. Dubbed the “Home Development Mutual Fund,” the
system has been in place since 1978 – but it seems as though few Filipinos make
use of this particular option. It may also be argued that although PAG-IBIG has
been in effect for close to 40 years, it is only within the last decade that
the local government unit aggressively pushed its features and benefits to the
Filipino public.
Property developers like Crown Asia
works hand-in-hand with PAG-IBIG and other home financing units to further
increase private housing ownership within Filipinos. Although the property
developer does not accept direct PAG-IBIG financing, a Letter of Guarantee may
be reached between the client and Crown Asia.
Typically, 20% fund is accepted by the
housing company with the 80% negotiated through PAG-IBIG. The Letter of
Agreement must be processed personally by the client with a loan approval
presented by construction can be made. Monthly amortization of 19% is set in
place until the Letter of Guarantee is provided to Crown Asia management. Loan
term is usually 10 years to pay – maximum.
Bank financing is also an accepted road
towards house construction within Crown Asia. As with PAG-IBIG, the deal is
closed between the client and the bank with the client responsible for
providing all the necessary papers to push through with the construction of the
house.
Considering all the factors to be
considered when building your own home in private land, combined with the steadily
rising cost of materials, now might be the best time to start building.
Calculated over the number of years, the interest rate proves to be cheaper
than saving up and building a private home, especially with the inflation.
